Recently, we marked some exciting milestones across our apartment communities in Australia.

In Melbourne at The Briscoe by Kinleaf, residents gathered for a social evening on the rooftop terrace to celebrate one year since the first move-ins. Residents enjoyed catching up with their neighbours, meeting new neighbours, and the stunning views across Melbourne’s skyline! Since officially opening last year, more than 300 residents have called The Briscoe home and it has been fantastic to see the community continue to grow.

Across the country in Perth, Western Australia, residents at The Elements by Kinleaf came together for a barbeque last weekend to mark the fifth anniversary of the community. Since 2020, more than 1,000 residents and their pets have called The Elements home across its two buildings. The Elements was a trailblazer for purpose-built and professionally-managed rental apartment living in Australia. It also made history as the first carbon neutral certified apartment building in Australia.

Melbourne’s latest Build to Rent development, The Briscoe by Kinleaf, has officially opened in West Melbourne. 

Sentinel President and Director of Sentinel Fund Manager Australia, Michael Streicker, was recently joined by Melbourne’s Acting Lord Mayor, Councillor Nicholas Reece, to mark the opening of the sustainable 172-apartment rental community.

At the opening event for The Briscoe, the Acting Lord Mayor of Melbourne Nicholas Reece said: “As Australia’s largest capital city, it’s essential Melbourne keeps up with demand for attractive Build to Rent offerings, and The Briscoe is doing just that.

“With premium apartments and amenities like a fitness centre and rooftop lounge, all just a stone’s throw from the Melbourne CBD, there’s no doubt that The Briscoe will be a valuable addition to West Melbourne,” he said.

The Briscoe is purpose-built for renters and offers premium and sustainable one-, two- and three-bedroom apartments for rent across its seven floors. The apartment community is pet-friendly and features a curated range of resident amenities including a resident lounge, fitness centre, rooftop lounge with views across the Melbourne skyline and business centre.

The Briscoe draws inspiration from its former use as an iron yard owned by one of Australia’s largest Victorian-era hardware firms, Briscoe & Company Limited. Sections of the of the building’s heritage façade and art deco signage have been restored throughout the construction process, with original brickwork from the façade also featured inside the completed building.
 

Apartments at The Briscoe feature a full suite of premium energy-efficient appliances, state-of-the-art carbon neutral benchtops and flooring, floor-to-ceiling windows and a variety of generously sized and thoughtfully designed apartment layouts to suit different household needs and preferences.
 

The Briscoe is pursuing carbon neutral certification and is registered for a 5-Star Green Star rating from the Green Building Council of Australia. The building is fully electric and is targeting a minimum 7.5 Star NatHERS Rating.

The location of Melbourne's second Kinleaf apartment community has been unveiled in North Melbourne, following Sentinel's acquisition of a site for development at 23-47 Villiers Street.

Located in the heart of the Melbourne Biomedical Precinct, Sentinel plans to deliver and manage approximately 350 high-quality and sustainable rental apartments across two buildings on the inner-city site, which will be managed under the Kinleaf brand on completion.

The new apartment community will target carbon neutral certification and a 5-Star Green Star rating from the Green Building Council of Australia, in keeping with other developments delivered to date by Sentinel in Australia. It will follow the delivery of 172 rental apartments at The Briscoe by Kinleaf in West Melbourne, which is scheduled to open later this year.

Keith Lucas, Sentinel's Managing Director in Australia said: "This is a meaningful opportunity to deliver a significant boost in housing choice for the area that will support the rapidly growing health and education precinct and more broadly, Melbourne's housing needs.

"We're looking forward to leveraging our experienced and established Build to Rent platform to transform this well-located inner-city site into a vibrant and sustainable community with high-quality rental apartments, a wide range of resident amenities, and a professionally managed rental experience," said Mr Lucas.

23-47 Villiers Street is strategically located in a world-class health, research, technology, education and innovation precinct, which has received A$2.8 billion of investment over the past 10 years and is currently home to around 49,000 employees, according to Victorian Government research. The site is in immediate proximity to Australia's largest hospital precinct including The Royal Melbourne Hospital, The Royal Women's Hospital and The Royal Children’s Hospital; as well as the Peter MacCallum Cancer Centre, The University of Melbourne, North Melbourne Primary School and Royal Park.

The site has excellent connectivity to the Melbourne CBD and surrounding suburbs with tram and bus services located less than a five-minute walk away, and the new Parkville Train Station located within 400 metres. The Parkville Train Station will provide convenient access to the CBD, North Melbourne's Arden Precinct, suburban Melbourne and the proposed Melbourne Airport Rail Link. It is currently under construction with completion expected in 2025.

A series of artworks by Perth-based artists Sandra Black, Susan Flavell and Andrew Nicholls have been unveiled at Element 27.

Featured in the lobby of 12 Wunderlich Road, the vibrant and engaging array of artworks are inspired by the history of the location, which was previously home to the Australian Fine China porcelain manufacturing factory (formerly known as H.L.Brisbane and Wunderlich Ltd., and the Calyx Porcelain and Paint Company). The artworks celebrate the buoyant aesthetic sensibility of the ceramics that were produced on the site for 85 years.

Sentinel's Managing Director in Australia, Keith Lucas, said: "The Australian Fine China factory produced many unique and outstanding examples of Australian ceramic wares throughout its lifespan and it's wonderful to be able to pay tribute to and thread some of this rich history back into the community. It’s also fantastic to have another opportunity to collaborate with and celebrate local Perth artists."

Australian artist and curator Andrew Nicholls said: "Sandra, Susan and I have all engaged with the legacy of Australian Fine China, Brisbane and Wunderlich, and Wembley Ware throughout our careers. We were very excited by the opportunity to return to this research and create a new collection of artworks to reflect its historical significance in a visually engaging way at Element 27."

The unveiling of this unique series marks the third installment of Element 27's arts program, which aims to celebrate local artists and makers, while engaging the resident community.

In May 2022, a large artwork projection titled "Porcelain: Changing Views" was created by local Perth artist Sohan Ariel Hayes. This artwork was also inspired by the cultural contributions of the Australian Fine China factory and was projected on one of the apartment buildings at Element 27 for residents and members of the local community to view at an evening event.

More recently, award-winning local Perth artist Ross Potter was welcomed to Element 27 for a six-month residency. Ross facilitated a number of workshops and open studio events for residents and the wider community during his time at the precinct.

Element 27 is part of Sentinel's Kinleaf portfolio. The first building in the Element 27 community initially opened in Subiaco (Perth), WA in 2019.

"This work comprises repurposed Wembley Ware ceramics created on this site between 1946-1961. Its comical appearance alludes to the highly-whimsical style of Wembley Ware, and its intentionally-ambiguous relationship to functionality; due to high taxes on purely decorative ceramics during the post-war era, many Wembley Ware designs were given a superficial purpose, (for example, as 'posy vases' or 'ashtrays'), despite being largely ornamental, so as to sit at a lower price point. Repurposed Wembley Ware dinnerware with decal transfers, dimensions variable. Historical imagery sourced from the collections of the State Library of Western Australia and reproduced with the permission of the Library Board of Western Australia.

This grouping of pastel-coloured Wembley Ware dinner, entree and side plates features historical photographic imagery of the Brisbane & Wunderlich / Bristile factory that operated from this site throughout the twentieth century. Drawn from the archives of the Battye Library and spanning the years 1949-1972, the photographs focus on the highly-skilled individuals who created the objects. The dinnerware was sourced by Wembley Ware enthusiast Brad Pursor.

Susan Flavell has created a mixed-media sculpture based on the iconic Wembley Ware Kookaburra Garden Ornament, and paying tribute to the many other Kookaburra-themed ceramics produced at this site throughout the twentieth century. These include the AB Webb-inspired Calyx Kookaburra dinner service from the early days of the factory during the 1920s, various mid-century Wembley Ware ashtrays, and the True Blue kookaburra plate produced by Australian Fine China during the early 2000s.

Flavell describes this sculpture as "an irreverent, humorous work that plays with ideas of monuments". It was created in response to her bronze Kookaburra sculpture (2003), commissioned for the Subi Centro precinct development, which sits at the end of Laurino Terrace, a five-minute walk from Element 27.

The windows facing on to Darbon Crescent illuminate at night to reveal four of the most iconic backstamps that adorned ceramic homewares produced on this site throughout the 20th century, in the pastel tones synonymous with mid-20th century design. Calyx, Western Australia's first commercial ceramics range, was produced here from 1921-1938. However the factory struggled during the depression and second World War, until H.L. Brisbane and Wunderlich Ltd. purchased the site, renaming it Bristile China in 1945. Their iconic 'Wembley Ware' range of 'fancywares' dominated Australia's ceramics industry from 1946-1961, when the factory decided to shift its focus to vitrified crockery for the hospitality market. In 1992 the business rebranded again as Australian Fine China, operating from this site until its closure in 2006, when production shifted offshore.

The location of the first Kinleaf apartment community in South Australia has been unveiled following Sentinel's announcement of a site it has placed under contract to acquire in Renewal SA's Bowden precinct, in Adelaide's inner-north.

Sentinel plans to deliver approximately 250 premium and sustainable rental apartments on the 4,000 square metre site, which is located at Lots 49 and 50 on Third Street, Bowden. On completion, the apartment community will be managed under the Kinleaf brand.

The Kinleaf apartment community will target carbon neutral certification, a minimum 5-Star Green Star rating from the Green Building Council of Australia and an 8-star NatHERS rating, in keeping with our commitment to sustainability across our communities.

Sentinel President and Director of Sentinel Fund Manager Australia, Michael Streicker said: "We're proud to be the first group to bring institutional Build to Rent to Adelaide and play a role in providing greater housing choice to South Australians.

In addition to the premium and sustainable rental apartments, the first-of-its-kind project in Adelaide will provide its residents with a range of thoughtfully curated lifestyle amenities, experienced on-site management and maintenance teams, and integrated retail offerings.

South Australian Housing and Urban Development Minister Nick Champion said: "We welcome this boost to housing supply, which is set to alleviate pressure on renters and provide more choice for South Australians.

"The first-of-its-kind development, in the heart of the innovative Bowden precinct, provides a longer-term, more secure renting option and adds a new layer to our housing mix.

Renewal SA Chief Executive Chris Menz said: "Bowden has been at the forefront of innovative housing in South Australia for more than a decade.

"Having one of the world’s leading institutional Build-to-Rent providers, Sentinel, choose Bowden as the location for its first South Australian venture will raise that bar again.

"Not only will it deliver greater choice and a more professionally managed and transparent rental experience for tenants, it will also free up availability in other housing segments that are currently oversaturated," said Mr Menz.

The Bowden precinct is the South Australian government's first higher density urban infill revitalisation project. Located just 2.5 kilometres from Adelaide's CBD on 16 hectares of land, it sets new standards in urban renewal for the state and is re-emerging as a vibrant inner-city destination. It is estimated more than 3,000 new residents will call the precinct home over the coming years.

The precinct is designed to be a safe and walkable urban neighbourhood, with a focus on fostering a strong, diverse community and providing more sustainable and energy-efficient housing. The streets are designed for pedestrians and bikes, with green open spaces, parks, easy access to public transport and other essential and lifestyle amenities all in proximity.

This is Sentinel's first development site purchased in South Australia. Along with the recent development site purchased in Queensland, it follows the successful completion and leasing of Element 27 (to be renamed The Elements by Kinleaf), its first Australian Build to Rent apartment communities in Subiaco (Perth), Western Australia. It also follows the progression of construction on its 172-apartment Build to Rent community The Briscoe by Kinleaf in West Melbourne, Victoria, which is due to reach practical completion this year.

The first Kinleaf apartment community in Queensland is set to arrive on the Gold Coast following Sentinel’s acquisition of a 1.4-hectare site for development at Lots 5-8 Stadium Drive in Robina.

Sentinel plans to deliver approximately 300 high-quality rental apartments on the site which will be managed under the Kinleaf brand.

The new Kinleaf apartment community will target carbon neutral certification and a 5-Star Green Star rating from the Green Building Council of Australia, in keeping with other developments Sentinel has completed to date in Australia.

This is Sentinel’s first development site purchased in Queensland and follows the successful completion and leasing of Element 27 (to be renamed The Elements by Kinleaf), its first Australian Build to Rent apartment communities in Subiaco (Perth), Western Australia. It also follows the progression of construction on its 172-apartment Build to Rent community The Briscoe by Kinleaf in West Melbourne, Victoria, which is due to reach practical completion this year.

Keith Lucas, Managing Director of Sentinel in Australia said: "After bringing our premium and sustainable Build to Rent communities to Western Australia and Victoria, we're excited to expand our footprint to the Sunshine State.

"We're committed to delivering sustainable and high-quality living environments that provide renters with a refined rental experience and offer Queenslanders greater housing choices. This is especially important as rental vacancy rates in Queensland continue to tighten and areas like Robina expect to see a significant boom in population and jobs growth over the next decade," said Mr Lucas.

The site, situated in Robina's Stadium Village Precinct, is conveniently located only a short walk from key amenities and infrastructure including Robina Town Centre, Robina Train Station (with direct trains to Brisbane Airport), Cbus Super Stadium, Robina Hospital, and the wider Robina Health Precinct. It is also just minutes from the planned Robina City Parklands, the first stage of the Gold Coast City Council's proposed Greenheart Parklands, which is expected to deliver an extensive range of new amenities for the local community. Bond University’s expanding Health and Sport campus, a new TAFE campus, a number of golf courses and easy links to the M1 Pacific Motorway are also nearby.

Robina is just a 20-minute drive from some of the Gold Coast’s most iconic beaches and a 15-minute drive from the Gold Coast International Airport. It is also the confirmed location for the Gold Coast Olympic and Paralympic Village for the 2032 Brisbane Olympic Games and is ranked among the Gold Coast’s fastest-growing suburbs, with its population and workforce expected to more than double by 2050. According to the Australian Bureau of Statistics (ABS), South East Queensland is the third largest urban region in Australia and accounts for almost 90% of Queensland's total population growth.

Phase 2 of Sentinel's Element 27 Build to Rent apartment community in Subiaco (Perth), Western Australia, has successfully achieved a 5 Star Green Star Design & As Built v1.3 certified rating from the Green Building Council of Australia.

The 5 Star Green Star certified rating represents Australian Excellence, demonstrating that the project has achieved a high standard of design and efficiency in construction, and verifying the environmental and social outcomes Sentinel set out to achieve.

Founded by the Green Building Council of Australia in 2003, Green Star is an internationally recognised rating system developed for the Australian environment that sets the standard for healthy, resilient, positive buildings and places.

Keith Lucas, Managing Director of Sentinel in Australia, said "We're committed to delivering high quality and sustainable Built to Rent communities in Australia that prioritise environmental performance and provide our residents with an opportunity to live greener. Having these commitments recognised by the Green Building Council of Australia is key to showcasing our focus on bringing more sustainable housing choices to the market."

Key sustainability features at Element 27 include electric car charging stations, a 30kW photovoltaic system for common area energy usage, a rainwater and grey-water recycling system, specialty waste streams, access to a centralised geothermal system, energy-efficient appliances and a leading 8-star NatHERS rating.

In 2021, Phase 1 of Element 27 also achieved its status as the first Carbon Neutral Certified apartment building in Australia, following Sentinel’s close work with the Green Building Council of Australia (GBCA), Climate Active and Stantec's Sustainability team to pioneer a certification methodology for the Build to Rent model that acknowledges the sector’s unique potential for ongoing energy leadership in the residential sector.
